Early September, the cement landings at units 18-19, 42-43, 114-115, 126, 163 will be repaired.
The cement landings should be cleared of personal property to avoid damage during the project.
A notice will be forwarded to residents before the project begins.

2020 Cascades Condo Fee Increase
Your Board of Governors, together with your Property Manager, have worked diligently throughout 2019, closely monitoring the Association's day to day operational, maintenance and project expenses. At this time, we are informing you that your approved 2020 monthly association fee will be increasing. The last fee increase was on January 01, 2017. Letters are being sent to all unit owners regarding this increase.
We continue to work on our roof replacement project with only three buildings left to complete. We are doing this work without the need for special assessments or funds from a bank loan. Our goal is to complete the roofs and finish replacement of the rear decks on the two remaining buildings without a special assessment or loan.
If we do not encounter any unusual or unexpected events, we also plan to maintain this fee for two additional years.

Sand removal from main roadway & parking lots
ProTurf will remove the sand on the main roadway and in the parking lots on Wednesday, April 14th (rain date April 21st). Sand clearing will begin with the mail roadway first and then the sweeping of all parking spaces. Residents will be sent a letter regarding the moving of vehicles to facilitate the removal of the parking lot sand. A phone blast will also occur the day of the project. Cooperation in moving vehicles will allow ProTurf to remove as much sand as possible.

Building 1 residents will be reminded to remove their vehicles from the building front parking spaces by 7 am on the specified date work will begin.

Cascades Pool & Recreation Area
The Cascades Condominium Association (CCA) will be putting in place preventative measures to reduce the spread of COVID-19 at Association Pool and Recreational Areas; however, the CCA cannot guarantee that you or your child(ren) will not become infected with COVID-19. Further, using the CCA Pool or Recreational Areas may increase your risk and your child(ren)’s risk of contracting COVID-19. We are working in accordance with the CDC guidelines, Mass state restrictions and the Dracut Board of Health to hopefully open the pool for the summer of 2021. Planning is already underway to make the pool area safe for all residents. More details to come in the next few months.

Storage and use of propane and solid fuel grills on the decks and at ground level at The Cascades Condos
Effective September 11, 2020
Per an Order of Notice from the Dracut Fire Department, Deputy Chief Patterson pertaining to the storage and use of propane and solid fuel grills on the decks and at ground level at The Cascades Condominiums, the following regulations pertinent to the Cascades Condominiums are as follows:
DECKS
1) All decks are considered fire escapes, therefore NO propane or solid fuel grills may be stored or used on decks, and MUST be removed.
2) Electric grills are permitted.
GROUND LEVEL OR PATIOS
1) Propane or solid fuel grills may be stored on or near patios, but propane tanks MUST be disconnected, and/or solid fuels REMOVED.
2) Propane or solid fuel grills MUST be at a distance of 10 feet or greater from the building when being used.
3) Electric grills may be stored and used on or near patios.
Failure to comply with the above written Order by October 25th, 2020 will result in a $1,000 fine being assessed by the Dracut Fire Department on noncompliant unit owners.

Annual Meeting

Sprial Stairs Refurbishment at Buildings 2 & 6
Scraping, priming and painting of the remaining spiral stairs at building 6 will be completed early summer 2019, and subsequently the spirals at building 2 will refurbished, specific dates will be posted as they become available.

A complex-wide annual meeting is being planned for this year. This meeting will take place either in a properly socially distanced physical meeting or via Zoom. The meeting is being planned for a May/June time frame. Details regarding this meeting will be sent to all residents with instructions.

Large Tree Removal - Completed
Early November, multiple large dead pine trees will be removed across the parking lot from building 4. These dead trees pose a potential risk of falling onto vehicles and thus will be removed.

2020 Annual Meeting - Postponed
The 2020 annual meeting generally held every May has been postponed due to Massachusetts state COVID-19 restrictions. Once the meeting is able to be rescheduled, all residents will be notified.

Cascades Carpet Cleaning - Sept 20th and 21st
Please be advised the front entrance common area carpets in all buildings at Cascades Condominiums will be cleaned. Champion Cleaning will begin the carpet cleaning process at 8:30 A.M. starting with Building #1 working all the way to Building #7 on Monday, September 20, 2021 and Tuesday, September 21, 2021
Residents must remove all personal property (door mats, shoes, etc.) from the halls and or steps in advance of your building’s scheduled cleaning.

Cascades Recreation Area - Closed due to COVID-19 restrictions - Updated June 28, 2020
Due to the COVID-19 Massachusetts state restrictions and the Dracut Board of Health, the Cascades Recreation Area remains closed. This includes the pool, playground area, BBQ grilling area, the picnic table area and tennis courts. Until these areas can be safely opened under the current CDC guidelines along with the Massachusetts state restrictions, these areas will remain closed for the foreseeable future. The safety of all residents is of utmost concern.

2022 Cascades Condo Fee - No Increase
Your Board of Governors, with Property Management of Andover, continue to work to monitor the operational, maintenance and project expenses. For 2022, there will be no increase in monthly condo fees. If you have any questions, please feel free to contact Property Management of Andover at 978-683-4101.

Recreation Area - remaining open for the fall
The BBQ area, tennis courts and swing sets will remain open even though the pool is now closed for the season.

Annual Fire Alarm Inspection for 2020 - Postponed
The 2020 annual inspection usually conducted in the spring of each year has been postponed until further notice due to Massachusetts COVID-19 restrictions. This inspection includes the fire alarms, water heaters and washing machine hoses. Once restrictions have been lifted, the annual fire alarm inspection will be scheduled.

2021 Annual Condo Meeting - May 25th, 2021
This year the Cascades Condominium Association will hold an Annual Meeting virtually, using the Zoom program service. The Annual Meeting is scheduled for Tuesday, May 25, 2021 via Zoom at 7:00 PM. Owners will need to download the Zoom app onto their electronic device in order to participate in the meeting. Property Management of Andover will send a notice out at a later date with a link to the Zoom meeting. On behalf of the Board of Governors, we hope to see you at the Annual Meeting.

Spiral Stairs - Building 5 - Power Wash & Paint - Completed
Dave Miller has been hired by the Board of Governors to power wash and paint the rear spiral stairs in your building. Dave will be on site, weather permitting, the week of August 10, 2020, at approximately 8:00 A.M. Please remove any personal items from your rear deck, patio and/or immediate surroundings in preparation.
The Association, Property Management of Andover and the contractor are not responsible for any damages to your items if left on the deck during this process. Thank you for your cooperation

Sand removal from main roadway & parking lots - Completed
Pro Turf, your landscape contractor will begin the sand cleanup at The Cascades Condominiums on Wednesday April, 14, 2021(weather permitting) a rain date is scheduled for Wednesday, April 21, 2021. The contractor will start with the main roadways at 8:00 A.M.
Residents in each building should begin moving their vehicles from their buildings’ parking spaces, no later than 11:00 A.M. to allow for the contractor to continue with the sand cleanup process. Once your parking lot and parking spaces have been cleaned you may move your vehicle back into your parking spot.
Any residents, both owners and renters, who fail to move their vehicle during the cleanup, will result in the assessment of a charge to the unit owner’s account.

Storage Shed Door and Frame replacement - Fall 2022
All storage shed doors and frames will be replaced this fall. The 15 new doors and frames are on order and once they have arrived, installation will being. This project is expected to be completed this fall.

Cascades Sign replacement - Fall 2022
Plans are underway for the aging Cascades sign at the corner of Merrimack Ave and Brook Street to be replaced. The current Cascades sign is 26 years old. A beautiful new granite sign is being designed and will be installed this fall.

Cascades Pool & Recreation Area - Open for the summer
The pool is now open for the summer with guidelines provided by the CDC and Town of Dracut. Residents are required to sign a waiver and return it to Property Management of Andover in order to receive their pool pass.

Tree work - Fall 2022
Several tree projects on tap for this fall. New trees will be installed in front of the storage sheds and mailroom replacing the dead trees previously removed. Also, multiple large dead pine trees will be removed across the parking lot from building 4 and a dead ash tree in front of building 7. Work is expected to be completed this fall on all of these tree projects.

2022 Cascades Condo Fee - No Increase
Your Board of Governors, with Property Management of Andover, continue to work to monitor the operational, maintenance and project expenses. For 2022, there will be no increase in monthly condo fees. After careful review of the Cascades Condominium's 2022 expenses and the predicted increase cost in utilities, gas, labor and material for 2023, the Board of Governors have determined that an increase in the condominium fee is necessary. The last condominium fee increase occurred in 2020.
The Board of Governors have done a comprehensive review of the repairs and future capital needs for the Cascades Condominiums and although the Board would prefer to avoid an increase in the condominium fee, after completing the comprehensive review, it became apparent that the condominium fee had to be adjusted to meet current and future needs.
If your fee is paid electronically through the ACH program, the adjustment will be made to your account. If you pay your fee through the PMA's bank bill pay system, other digital payment method or by check, please remember to adjust your payment amount effective January 1, 2023.

Cascades Pool
With High Sierra Pools no longer servicing our area, Continental Pools has been contracted to maintain the pool and provide lifeguard service for 2023. The pool is scheduled to be open on Saturday, May 27th. We look forward to working with them this year.

Tree work - Completed December 2022
Multiple large dead pine trees were removed across the parking lot from building 4 and the dead ash tree in front of building 7. Tree stump grinding will be done at a later date. New trees will be installed in front of the storage sheds and mailroom next spring to replace the dead trees removed from this area.

Storage Shed Door and Frame replacement - Completed
All storage shed doors and frames will be replaced this fall. The 15 new doors and frames are on order and once they have arrived, installation will being. This project is expected to be completed this fall.

National Grid primary electrical cable replacement - Ongoing
National Grid will be embarking on a large project which consists of replacing the primary electrical wires underground. These wires run from Brook Street and feed the green transformers throughout the property. There will be service interruptions as well as large vehicles and equipment in and out of the property. Additinal updates and information will be provided by PMA as it becomes available.

Asphalt repairs - Fall 2023
The following areas will be repaired this fall after National Grid has completed installation of new primary electrical cables.
1. Main entrance asphalt at base of hill with 2 catch basins and 1 sewer basin.
2. Entrance way to storage sheds 79/80 from Brook St, end closest to Merrimack Ave.
3. Entrance way to clubhouse/storage sheds from Brook St.
4. Unit 109-115 entrance into building and front walkway.
5. Installation of 2 recycling tote pads at buildings 4 & 5.
6. Parking spaces 257, 258, 259, 260 and guest spot.
7. Speed bump repairs.
8. Two sink holes on pool hill.
9. Sink hole in front of storage shed 99-110.
10. Asphalt repairs in the area in front of mailroom are pending due to a possible irrigation system for new trees.

Route 110 Resurfacing and Related Work - Summer 2024
Per the Mass DOT, the proposed project consists of improving 6.3 miles along Route 110 corridor in Lowell, Dracut, and Methuen by adding compliant bicycle and pedestrian accommodations along with pavement resurfacing operations. This project will include sidewalk and pedestrian curb ramp reconstruction along most of the north side of the roadway. Shared use accommodations consisting of a 10-foot wide shared use path for the full south side length of the corridor that is buffered by guardrail or flex posts have been provided in accordance with applicable design guides. This project is expected to take 2 1/2 years to complete at a cost of $19 millon dollars.

Building 2 Drainage work - Week of Nov 27th
Brouillette Landscaping will be installing a drainage trench along the back row of the building 2 parking lot to alleviate the water running into this parking lot. Crews will be on site the week of Nov 27th. Residents will be notified to move their vehicles for the crews to work.

Cascades Sign replacement - Completed
A beautiful new granite sign has been designed and installed by Hudson Monuments. New lighting has been added around the sign and the stone facade base is now complete. A wonderful representation of our magnificent property!
